Love the location where you live, but unhappy with your home? Whether you’re buying a property that needs renovating, or living in a home that has seen better days, a knockdown rebuild is a great choice! Across Melbourne, Sherbrooke Constructions has helped countless families knockdown their current home and build their dream home fully customised to their lifestyle and tastes.
If you love the location and lifestyle of the neighbourhood you currently live in, but are ready to upgrade your home, then a Knockdown Rebuild may be the perfect option.
Whilst renovating or adding a home extension are viable options, if you truly want a fully customised, luxury home that meets the needs and desires of your family, then knocking down your current property and building a custom designed home may be a great idea.
Often a knockdown rebuild can be more cost effective than selling up and moving house, or extending/renovating your current home. Renovations also require working within the limitations of your current structure. However, a knockdown rebuild gives you a blank canvas to start afresh.
One of the greatest things about a knockdown rebuild is your absolute freedom in designing a home that reflects your style and meets your needs, leading to a custom design that is completely unique and functional.
With extensive experience and specialist knowledge of knockdown rebuilds in Melbourne,, we’ve developed an efficient and streamlined approach to each build. If you’ve outgrown your home, choosing to knockdown and rebuild could make the most economic sense. Talk to Sherbrooke today about the options available.
We work with you step by step to custom design a unique and functional home to suit your needs and lifestyle.

Meet
You will meet with one of our design team to discuss your knockdown rebuild project. They will listen to your needs and requirements and ask relevant questions to develop a proposed scope of works. They will also discuss your budget range so that we can develop a design in line with your budget.
Concept Design
After our meeting, our design team will then prepare a draft Concept Design based on our discussions with you. When the draft Concept Design is ready, you’ll meet with your designer once again to review and confirm that the home design is what you’re looking for and we have interpreted your ideas correctly. If required, any changes can be made to accommodate your needs.
Budget Estimate
Once you have approved the design, our design team will prepare a Budget Estimate and preliminary specifications while using our industry knowledge to help you stay within your chosen budget. We review these with you so you can see what is included in the estimate for your knockdown rebuild and make final adjustments if necessary. We guarantee our budget estimates to be within 5% of a fixed price* quote/contract based on the information we have from our initial meetings with you.
Preliminary Building Agreement
When you are completely comfortable with the information provided, we can then begin to discuss the next step which is the preparation of your documents. These will be presented to you in the form of a Preliminary Building Agreement which includes Structural Drawings, Town Planning (if required), Soil Reports and final contract specifications.
Contract
Once you’re happy with all your relevant documentation, you will receive a Fixed Price Building Contract along with a comprehensive specification list for your custom new home. These documents detail your fixed completion date, homeowners’ warranty guarantee, insurances, permits and exactly what your final price includes giving you confidence and peace of mind.
Construction
Our Construction Manager will ensure your custom new home is built in line with the plans and specifications and your Project Manager is responsible for the day-to-day management of trades and materials. Your Contracts Administrator will guide you through the selections process and help you with all the administrative detail through Buildertrend. You have access to our Interior Design Consultant to assist with colour selections, and access to well-known industry professional brands and reputable suppliers.

We engaged Sherbrooke’s design team in 2022 and we had a specific brief in mind. From the very beginning their professionalism, care and listening to our brief was second to none. The team from the top down, are highly professional and experienced and they have built the luxury home we always wanted. Highly recommend the team for your next project!

The team at Sherbrooke were extremely accommodating and professional prior to, throughout and after our build. We were extremely impressed by the attention to detail and quality of finishes, and the desire to get things right. In particular, intelligent and harmonious resolution of any issues through the process removed so much potential stress. I would recommend Sherbrooke to anyone considering a new build or renovation.

FAQs about Knockdown and REbuilds
Extensions VS a Knockdown and Rebuild
It’s a decision that anyone looking to customise their living experience will have to decide on. Should you extend the home you have or purchase another home and move? Or, should you knockdown your existing home and replace it with an entirely customised house? Both options have their own positives, so here’s a quick look at them:
Cost: Any home improvement or building project will come with some inherent costs. But, as a general rule of thumb, extending an existing home will be more cost effective than starting from scratch with a knockdown rebuild. This is largely due to the fact that you’re working with one building and won’t need to deal with the cost of demolishing an old property. With that said, the potential resale value of a fully custom built home, and all of the luxury inclusions that come with them, has the potential to lead to greater financial benefit in future.
Time: It’s hard to directly compare the two options based on time as this is going to be highly dependent on the size and scale of the extension vs a custom knockdown rebuild project. A customised living space is always going to be a process that takes time regardless of whether you extend or rebuild, but the key factor in this is choosing a reputable builder for your project to ensure your home is completed in the most timely manner.
Choice: At the end of the day, choosing to build a luxury home gives you the power of choice. Free reign to design and include the specific features that matter to you is the ultimate of appeal of any knockdown rebuild project.
If you’re looking for an extension that perfectly compliments your home then, again, working with a reputable builder, such as Sherbrooke Constructions, who can create a design to meet your specific needs is the best way to achieve this.
Do I need a permit to Knockdown and Rebuild a house?
The short answer to this question is yes, a planning and/or building permit is generally required to perform a knockdown rebuild in Melbourne. But the beauty of using a well-reviewed knockdown rebuild specialist like Sherbrooke Constructions is we are able to take care of all of the permits, town planning and research to make sure the experience of building your dream home is as stress free as possible.
Additionally, we lend our experience and understanding to clients in many other aspects of the building process as well. We can offer guidance on material and design choices to make sure that when you make your selections, you can be sure that it has been made knowing all of the options available to you.
What are the most important questions to ask when speaking with a Knockdown and Rebuild builder?
Asking these questions during your initial discussions with the construction company will help you understand the custom home builder’s process and what to anticipate from the project in general. As the buyer, you might wish to know the following:
1. Have they ever constructed houses that resemble your design? 2. How do they design a knockdown and rebuild project? 3. Do they have a portfolio of previous knockdown and rebuilds in Melbourne? 4. Which materials will they utilise? 5. What kind of schedule would be required to finish your design? 6. Are there any design recommendations I could consider?
Feel free to ask us for any information on knocking down and rebuilding your home. We are here to help.
