Experienced Townhouse
Builders Serving Melbourne
Townhouse living can be a wonderful experience, offering families and individuals a place to call their own while engaging in the local community of fellow townhouse owners. While there are unique considerations that must be taken into account for townhouse developments, the end result is a space that combines private and common areas where people can unwind and engage with one another.
Whether you’re a landowner looking to undertake a townhouse development or the Owners Corporation and committee looking to expand the development of a current townhouse complex with additional homes, we can make your vision a reality.
At Sherbrooke Design and Construction, we have more than 35 years of experience in helping property owners implement new builds and improvements. We do all of this while also navigating approval processes and ensuring they fall within any requirements tied to local council and town planning regulations, as well as any Owners Corporation-informed requirements that may exist when new builds are being added to a preexisting complex.

FAQs About Townhouse Builds
Can Sherbrooke build new townhouses?
Yes, we can. We’ve previously completed new townhouse build projects and can do the same for you. However, given the many legal and regulatory considerations that are unique to townhouse construction, there are still some relevant factors to account for.
For a landowner who has a block of land where a brand new townhouse complex could be constructed, we can design and build the townhouses or work off a pre-existing design plan (provided it’s approved) and construct the complex.
In the other scenario, in which the Owners Corporation and elected committee of a preexisting townhouse complex has reached an agreement to construct additional new townhouses, we can also provide building services for these new builds.
We can draw up plans related to the new townhouses while ensuring that they possess a similar design language to the existing townhouses, or we can also work off provided plans if you have a more specific design concept in mind.
We encourage you to get in touch with us to discuss your townhouse build needs, as well as any related services we can provide.
What works can be completed on townhouses through providers such as Sherbrooke?
For townhouses, our primary work is in designing and executing on new townhouse builds. Whether this is the build of a brand new townhouse complex or construction of additional townhouses within a preexisting complex, we have the experience and expertise to bring your vision to life.
From the moment you engage us until well after construction is complete, we offer an end-to-end townhouse build solution that offers you peace of mind every step of the way. We can handle design and planning, navigate the specific regulatory requirements tied to the build (from town planning to Owners Corporation-informed regulations, if applicable) and, of course, the construction itself.
Once the build is complete, along with the regulatory 3-month warranty review, we also perform a 6-week and 12-month review as part of our Sherbrooke for Life program. You will also retain access to the Online Communications Portal where you can easily log in and submit any maintenance or warranty requests, which will be sent directly through to our dedicated Maintenance and Warranty Team.
We pride ourselves on enduring works, and the Sherbrooke for Life program stands as part of this commitment.
Can Sherbrooke assist in navigating the unique legal and regulatory requirements/approvals that come with townhouse builds?
Yes, we can.
Along with our design and building services, we also help you navigate any legal, regulatory, or contextual approvals that are required before a build commences. This includes council approvals, limitations and regulations established by Owners Corporations and strata committees, heritage overlays, and more.
We appreciate how overwhelming these can be to navigate, which is why we’re happy to help you move through these processes and stages of approval. And if a specific work is not possible, we’ll discuss alternative options with you to help you move towards your desired goals.
Do I need to check if my townhouse is heritage-listed before starting any additional builds or improvements?
Yes, you absolutely need to. If you believe your townhouse is heritage-listed, you’ll need to confirm this is the case before any additional builds take place. That’s because any property with a heritage overlay will have specific constraints on what’s permitted and will require the appropriate planning permits.
Sherbrooke Design and Construction will review heritage overlays and manage any town or council approvals early on in the process. Understanding these restrictions from the start will prevent issues such as overly costly builds or needless construction delays down the road.
What are the typical costs and timelines for building a townhouse complex in Melbourne?
The simple truth is that costs and timelines for building new townhouses (either as part of a new or preexisting complex) will vary from property to property. These costs and timelines may also be influenced by any restrictions or parameters established by the Owners Corporation and/or strata committee when it comes to new builds.
When you directly engage with us to discuss your project, we’ll be able to provide you with a more accurate estimate in terms of timelines and costs. We’ll provide early cost estimates that sit within a ~5% window of the final fixed-price quote. That way, you’ll know what price range to expect. This also applies to the timeline of completing a build.
